Before 2025, valid service under the Alberta RTA required personal delivery, leaving the notice with an adult at the premises, posting on the premises, or registered mail (deemed served after 5 days). The 2025 Red Tape Reduction Act amendments modernised this framework by explicitly permitting electronic delivery. For Calgary landlords, this makes routine notice service dramatically faster, but the documentation discipline still matters.
What counts as valid electronic service?
- The tenant provided the electronic address (email or tenant-portal address).
- The format allows the tenant to retrieve the notice at a later date (email qualifies; disappearing chat messages do not).
- The landlord can prove delivery (send confirmation, delivery receipt, or portal audit log).
How to document electronic service for RTDRS
Save the original email with full headers (from, to, date, time), any delivery confirmation or non-delivery report, a read receipt where available, a screenshot of the sent-folder message, the PDF of the actual notice, and the lease clause where the tenant authorised electronic service. RTDRS hearing officers reward complete documentation chains and dismiss cases with weak service proof.
Why dual-method service is still recommended for evictions
For high-stakes notices (14-day for substantial breach, 24-hour for serious breach) serve by email plus posting on the door on the same day and photograph the posted notice with a timestamp. Overlapping evidence chains are nearly impossible to defeat and cost the landlord almost no extra time.
Practical setup for Calgary landlords in 2026
Add a lease clause where the tenant designates a specific email address for RTA service and acknowledges use of that address for eviction notices. Create a dedicated service email account (not your personal address) so records are clean and auditable. Set up a template folder for each notice type so drafts go out in minutes when needed.
