Leasing in Calgary
Our lease starts from the Alberta-standard residential tenancy framework and adds property-specific provisions for every property we manage. Generic single-template leases miss the points that matter most for specific properties: parking allocation (deeded vs assigned vs first-come), storage locker assignment, pet policies (number, type, size, additional deposit), short-term-visitor rules, basement suite shared-space provisions (where applicable), utility arrangements (in-suite metered vs included vs flat-rate), and any specialty features (wine cellars, pools, saunas, smart-home access, EV charging). Every lease we produce is property-specific, not template-substituted.
Alberta Residential Tenancies Act compliance is built into the lease structure. The RTA governs notice periods for rent increases (3 months minimum, can only increase once per 12 months on a fixed-term lease conversion), security deposit limits (one month's rent maximum), entry rules (24-hour notice except emergencies), eviction notice requirements, and many other landlord-tenant interactions. A lease that contradicts the RTA is unenforceable on those contradicting points, the landlord gets the RTA defaults regardless of what the lease says. We draft to the RTA, not against it, so every provision is enforceable.
Security deposit handling is a regulated activity in Alberta. Deposits go to a trust account at a regulated institution; deposits cannot be commingled with personal or business operating accounts. Interest accrues on the deposit at the prescribed rate. At move-out, deposits are returned within 10 business days less any documented deductions for damage beyond reasonable wear and tear. Failure to follow these rules, particularly the trust account and 10-day-return requirements, results in mandatory return of full deposit plus penalties through RTDRS. Digital execution has transformed lease signing efficiency.
