How We Handle Tenant Screening for Calgary Properties

Our screening process covers four pillars: credit, employment, rental history, and references. Credit reports tell us payment behaviour on every previous credit obligation, utilities, credit cards, auto loans, previous rent reported. We're not looking for a perfect credit score; we're looking for patterns. Consistent on-time payments matter more than the absolute score. A 680 score with three years of perfect payment history is a meaningfully better tenant signal than a 740 score with two recent late payments and a collections account. Calgary-specific factors come into play here: oil-and-gas industry employment volatility shows up in credit history, and we read patterns rather than scores.

Employment verification goes beyond a single pay stub. We confirm employer, position, tenure, and income with the employer directly. For self-employed applicants, we verify income through tax returns and bank statements. For new-to-Calgary applicants (which is a meaningful share of our applicant pool given out-of-province inflows), we look for offer letters, relocation packages, and confirmed start dates. The goal is income stability, not just income level. A $90,000/year applicant with three months of tenure at a new employer is statistically less stable than a $70,000/year applicant with five years at the same employer.

Rental history is the most predictive screening data and the most often skipped by inexperienced landlords. We contact at least two previous landlords (the current landlord and one prior) directly to verify tenancy dates, rent amounts, payment behaviour, condition at move-out, and whether the landlord would rent to the applicant again. Important: we ask landlords whether they're related to the applicant. Friends and family references coached to claim landlord status are surprisingly common. Real rental-history verification with corroborated landlord contact information separates serious screening from going through the motions.

Alberta Residential Tenancies Act compliance is built into our screening workflow. We do not screen on protected grounds, race, religion, age, marital status, family status, disability, sexual orientation, gender identity, ancestry, place of origin, source of income. We do screen on credit, income, rental history, employment, and any factors directly related to ability to pay rent and care for property. The Alberta Human Rights Commission can investigate screening discrimination, and we document our screening criteria and decisions for every applicant to demonstrate fair, non-discriminatory practice if questioned.
