What activities require a Real Estate licence?
- Trading in real estate: buying, selling, or exchanging homes for others.
- Representing buyers or sellers in residential, commercial, or rural transactions.
- Listing properties for sale on behalf of an owner.
- Providing advice on real estate transactions for compensation.
What activities require a Property Management licence?
- Advertising or marketing a rental property owned by another person.
- Showing rental units to prospective tenants as agent for the owner.
- Negotiating or executing a lease on behalf of an owner.
- Collecting rent or holding security deposits in trust for an owner.
- Coordinating maintenance and passing invoices through to the owner.
- Representing the owner at Residential Tenancy Dispute Resolution Service (RTDRS) hearings.
Can one licensee hold both categories?
Yes. Many Calgary licensees hold both Real Estate and Property Management, particularly Associate Brokers who serve investor clients through the full acquisition-to-management lifecycle. Each category has its own education requirement and continuing education stream. The licensee's public RECA registry record shows which categories they currently hold.
What activities do NOT require a RECA licence?
- Managing your own personally-owned rental property (self-management).
- Renting out a room in your own principal residence.
- Certain trust-only administrative activities that do not involve dealing with real estate.
- General property maintenance work (not licensed under RECA, but tradespeople have their own licensing).
How to verify a Calgary agent or manager is properly licensed
Search the person's name and brokerage on procheck.reca.ca (RECA's public registry). Confirm the licence is active, includes the specific category needed (Real Estate or Property Management), and shows no disciplinary actions. For Vishnu Gabbula, the public registry entry will show Associate Broker at PREP Realty with the relevant categories.
